With the fast pace of today's housing market homes often go pending the day they are listed. As a result, you may be asked and feel pressured to waive your home inspection contingency in your purchase agreement. Waiving your home inspection contingency can be a grievous mistake as you might wind up paying for repairs that you were not made aware of prior to closing. Always insist on an home inspection contingency clause in your purchase agreement or you might get left holding the bag for expensive repairs.

15. Who will you share my personal information with?
With data mining and identity theft being commonplace, it is important to know that the companies you do business with are protecting your information. At House 2 Home Inspections, LLC, we never sell or share your personal contact info with anyone.
14. What ancillary services do you offer? When shopping for a home inspector, be sure to ask him about any ancillary services that he can provide. Mold, radon gas, lead-based paint and water quality testing are some common services requested by home inspection customers. Often, you can receive a discount on these services if the inspector is already on-site to perform your home inspection.
13. Do you 'pay to play' with Realtors?
This is very important as some home inspectors pay a fee to Real Estate offices or give gifts to agents to gain 'favored' status and be placed on the office 'short list' of approved inspectors. This often has nothing to do with how good an inspector is at his profession but rather how many houses he can 'approve' for sale for the referring agents. Not only is this practice unethical but in some states such as Kentucky it is down right illegal. The old saying that "no servant can serve two masters" is very true.
Be sure to ask your inspector if he pays Realtors to gain referrals before you hire him. As a buyer, you want to know that your inspector has your best interests at heart.
12. Have you passed the National Home Inspector's Exam?
The NHIE® is the original competency exam for the profession and is still one of the only ones that is psycho-metrically valid. It shows a home inspector’s skill and knowledge in the field.
